Your first home, one clear step at a time.
Buying your first home in Arizona does not have to feel like guesswork. Here is how the process works, what lenders look at, and how I help you get from "someday" to the keys.
The first-time buyer roadmap
Most first purchases follow the same path. Knowing it ahead of time takes a lot of the stress out.
Get your numbers
We look at income, credit, savings, and monthly comfort level to find a price range that fits your life, not just a lender's maximum.
Get pre-approved
A pre-approval shows sellers you are serious and tells you exactly which loan options are worth comparing.
Tour with a plan
We focus on homes and areas that match your budget and must-haves, so you are not falling for homes you cannot buy.
Offer, inspect, close
I guide you through the offer, inspection, appraisal, and final walkthrough, with updates at every step.
Four things that shape your approval.
- Income and job history. How steady your income is and how long you have earned it.
- Credit. Your score and your history of paying on time. Different loan programs have different guidelines.
- Debts. Car payments, student loans, and cards compared with your income.
- Savings. Money for the down payment, closing costs, and a cushion after you move in.
Every situation is different, and approval depends on full underwriting.
"Stephen was amazing, from start to finish he was right there to answer questions, take phone calls, even console me when I felt things were getting to be a bit much. Looking back the process was smooth sailing. I'm a homeowner thank you."
First-time buyer questions
How do I know if I am ready to buy?
If you have steady income, some savings, and a monthly payment in mind that you are comfortable with, it is worth a conversation. Even if you are not ready yet, we can build a plan with clear next steps. Start with my free starting point guide.
What costs should I expect besides the down payment?
Closing costs, the inspection, the appraisal, and moving expenses. Plan for ongoing costs too, like insurance, HOA dues if any, utilities, and maintenance. I will walk through an estimate for your situation.
Are there programs that help first-time buyers in Arizona?
Some assistance programs exist, and eligibility depends on income, credit, price limits, and each program's current rules. Program details change, so we review what is available when we talk. Not all buyers will qualify. My down payment assistance guide explains the main types.
