Where they were
Tom first reached out to me well before he was ready. He wanted to buy, but he was not motivated yet. He was afraid of making the wrong choice.
What was in the way
He told me he had been through a buying experience that did not feel like a good fit. He did not feel his interests or his budget were being looked after, and that made him cautious about trusting the process again.
For him, two things mattered most: a monthly payment he could live with and the upgrades that came with the home. Anything I suggested had to protect both.
What we did
My goal was to make the process understandable, and even enjoyable, with his goals coming ahead of any pressure to buy.
- We toured about five homes. For each one we talked through the good and the bad, openly.
- We eliminated homes he loved emotionally but that would take too much work or upkeep. We narrowed the list to homes that fit.
- We compared payment, area, upkeep, and incentives. I wanted him judging the homes on those things, not only on how they looked.
- I used my builder knowledge and negotiation to put together a package with a favorable financing structure and extras like a water softener, appliances, and blinds, with a small earnest money deposit.
How it turned out
Once he felt motivated and had made a change in who he worked with, he closed in about a month. He chose the home because the area, the incentives, and the manageable ownership demands fit him. He later described the experience as enjoyable and exciting, and he referred another person to me. His new home is in Maricopa, Arizona.
If this sounds like you
If you are hesitant, that is a reasonable place to start. You deserve to see the good and the bad on every home you tour and to understand how each option affects your budget. Every situation is different, and what one buyer received from a builder is not a promise of what another will. Our first-time buyer page covers the basics, our new construction page explains that side, and you can book a short call to talk it through.
