From Renting Nearly 20 Years to Owning a New Home in Buckeye, AZ

Ray and Linda, longtime renters, now homeowners in Buckeye, AZ · Told by Stephen Patterson II

Names and identifying details in this story have been changed to protect client privacy. Every situation is different, and past results do not guarantee future outcomes. All loans are subject to credit approval, underwriting, and program guidelines.

Where they were

Ray and Linda had lived in the same rental for nearly twenty years. It was a real home to them, and they were attached to it. Buying was something other people did.

What was in the way

They assumed they would never qualify. Earlier conversations about buying had felt like a waste of their time, so they had stopped having them. They also had clear priorities. They cared about affordability and about enough room for their pets far more than about buying something flashy.

Leaving the rental was exciting and bittersweet at the same time. That mix of feelings is normal, and I never want to rush past it.

What we did

I did not start with a sales pitch. I started with their real numbers, and we talked through them plainly.

  1. We tested the belief. Instead of assuming they could not qualify, we looked at what they actually could do.
  2. We showed them how close they were. They were much closer to ownership than they expected, and they turned out to be well-qualified buyers.
  3. We narrowed to a new construction option. It had to meet two tests: enough space for the household and a payment that worked for them.
  4. We built the financing structure around that home. That included a permanent rate structure with a temporary reduction layered on top, plus builder help toward closing costs.

How it turned out

They closed about two months after the conversation that changed their thinking. They moved into a home with room for their pets and began building equity after two decades of renting. Their new home is in Buckeye, Arizona.

I do not think the lesson is that renting was a mistake. Their rental was a real home, and it served them well for a long time. What they needed was evidence that a responsible purchase was possible, and the only way to get it was to look at the real numbers.
