Told No by Other Lenders? How a Maricopa, AZ Renter Became a Homeowner

Denise, a longtime apartment renter, now a homeowner in Maricopa, AZ · Told by Stephen Patterson II

Names and identifying details in this story have been changed to protect client privacy. Every situation is different, and past results do not guarantee future outcomes. All loans are subject to credit approval, underwriting, and program guidelines.

Where they were

When I first talked with Denise, she and her household had been living in apartments for more than a decade. She wanted a home of her own, and she had already tried. She had gone through several lenders and heard the same message: her numbers would not work.

What was in the way

The problem was not simply a lack of money. Her funds and her debts had never been organized into a plan a lender could say yes to. After enough of those conversations, it is easy to decide the answer is final.

What we did

I looked at her file from both sides, because I work as a real estate agent and as a loan officer. That let me look at the purchase and the financing together instead of one after the other.

Here is what we worked through:

  1. We looked at everything she had available. That included funds she had not thought of as part of the plan.
  2. We chose which debts to pay down. The goal was a lower monthly obligation, which is what lenders weigh when they measure debt against income.
  3. We checked the cash side. Paying down debt only helps if there is still enough left for the down payment, closing costs, the move, and a cushion afterward. We confirmed the plan covered all of it.
  4. We matched the plan to a new construction home. Once the qualification worked, we focused on a brand-new home in Pinal County that fit it.

How it turned out

She closed on her new home in about six weeks and moved out of long-term apartment living into a place she could call her own. I do not want to oversell this. Not every earlier no can be turned into a yes. What changed here was that someone looked at the whole file, her debts, her funds, her cash needs, and her reserves, at the same time. The home is in Maricopa, Arizona.

If this sounds like you

If you have been told no, it is worth asking what the no was based on. A past denial may reflect how a file was reviewed, not the end of the road. Every situation is different, and approval always depends on your full file and the loan program. If you want a second look, start with our first-time buyer guide or read about new construction, then book a short call and we will go through your numbers together.
