Owning With VA Benefits: Credit Work and a New Build in Glendale, AZ

Daniel and Priya, VA clients who built a new home in Glendale, AZ · Told by Stephen Patterson II

Names and identifying details in this story have been changed to protect client privacy. Every situation is different, and past results do not guarantee future outcomes. All loans are subject to credit approval, underwriting, and program guidelines.

Where they were

Daniel and Priya first connected with me through a homebuyer webinar. They were not ready to commit to anything. They needed the process explained first, so that is where we started.

What was in the way

Their biggest fear was simple: would they qualify at all? On top of that, the home they chose was going to take about seven months to build. A long build leaves a lot of time for things to shift, and during theirs the builder side went through administrative changes that created confusion and paperwork problems.

For these buyers, the purchase did not feel real until they were holding the keys. That is a long time to carry uncertainty.

What we did

  1. We explained the process before asking for a commitment. I walked them through how buying works and what prequalification involves, so they could decide with their eyes open.
  2. We kept working on their credit during construction. The long build was an opportunity. Time spent improving credit could help with both financing and pricing.
  3. I watched the builder's process. While the builder was changing how things were handled, I kept them prepared and kept the purchase on track.
  4. We negotiated builder incentives and used the VA financing options. The goal was to keep their upfront costs low, with the exact figures depending on the final closing numbers.

How it turned out

They closed about eight months after they first joined the webinar. They bought a new home in almost exactly the area they wanted, and they chose their finishes and upgrades at the builder's design center. Their new home is in Glendale, Arizona.

I want to be clear about what produced the result. It was not one incentive. It was education up front, credit preparation, patience through a long build, and negotiation.

If this sounds like you

If you are a veteran or service member and are not sure you qualify, learning the process comes before any commitment. Every situation is different. Benefits, credit, the builder, and the market all affect the outcome, and nothing here is a promise of the same result. Our VA and FHA loans page explains the basics, our new construction page covers the build side, and you can book a call when you are ready.
