A Year of Credit Prep Before Owning a New Home in Glendale, AZ

Marcus and Tara, a couple who became owners of a new home in Glendale, AZ · Told by Stephen Patterson II

Names and identifying details in this story have been changed to protect client privacy. Every situation is different, and past results do not guarantee future outcomes. All loans are subject to credit approval, underwriting, and program guidelines.

Where they were

Marcus and Tara wanted to buy a new home in the West Valley, in an area they had their hearts set on. Their credit was not yet where it needed to be for the purchase and the pricing they wanted.

What was in the way

There were two hurdles, and the second one surprised everyone.

The first was credit. It was not positioned for what they wanted, and getting it there took roughly a year.

The second came near the end. The builder's lender kept asking for additional documents, and one financing item outside our control took longer than expected. There were stretches where it felt like one more thing was needed almost every day. That is stressful for any buyer, and it was for them.

What we did

My role changed over the year.

  1. During the preparation year, I worked with them to bring their credit up to a purchase-ready level.
  2. Once they were ready, we used the new construction opportunity and the builder's incentives to reduce their upfront and ongoing costs.
  3. During the final stretch, I helped them understand each documentation request and respond to it. I stayed involved through the days when it seemed one more item was always needed.
  4. While the delayed financing item was processed, I helped keep the transaction moving so it did not stall.

How it turned out

They bought a beautiful new home in the area they wanted. The path was longer and bumpier at the end than any of us expected, and I want to be honest about that. The home is in Glendale, Arizona.

Here is what I took from it. Preparation does not end when you get a pre-qualification. Having your documents ready and having patience can matter right up to the final sign-off. Credit preparation opened the door, and steady support through the paperwork helped carry them across the finish line.

If this sounds like you

If your credit is not quite there yet, a plan and a timeline can make the wait feel a lot less open-ended. Results vary, and approval depends on your full file and the loan program.
